Design and minor variance application to permit the conversion of a 24 storey former Four Seasons Hotel into a 166 suite aging in place community comprising 136 independent living residential suites in the retrofitted Tower and 30 suites of assisted living in a new 40,000 gsf, two storey addition above a single level of underground parking.

The Seniors development shares the 15 acre mixed use site with a major banquet and event catering operation to which it is physically attached and two adjacent automotive sales dealerships and their associated service facilities. The entire complex has a single owner and great care has been taken in the design and planning to leverage the business benefits of interplay between these seemingly incongruous neighbours.

For example the ground floor of the Addition houses a full service wellness and spa centre which caters not only to the senior residents and their guests but also to dealership customers waiting to have their cars serviced. On site amenities include a wide variety of restaurant, retail and recreational venues located throughout several levels of the development.

Major programme elements are arranged around a heavily landscaped courtyard and a barrier free enclosed pedestrian pathway fosters easy perambulation about this natural focal point by our senior residents. 



Our experience has been a very positive one, as we have found Bob to be a no-nonsense, practical architect focused on listening to his client’s needs and working collaboratively with the rest of the project team.
